What you’re really selling is comfort and ease. Buyers are looking for the path of least resistance, especially in a buyers market like Chico, California. 

So plant those fruit trees, add a dogwood in the front yard, invest in dual pane windows and fresh paint.  Get a flat screen TV. installed and include it in the purchase price. Put that picket fence up with a trellis and climbing rose or wisteria.
